We were originally approached by the then site owner in January 2003 to design eight x one and two bedroom apartments for the site (see Margaret St Apartments). Our design (DA) was approved by Leichhardt Council in December 2003, despite the GFA being 100% over that allowable within the LEP. The quality of the architecture and its relationship to streetscape, massing, setbacks of surrounding development, and sound ESD principles was deemed exceptional by Leichhardt Council Senior Development Assessment Officer, Steven Parisotto.
In October 2004 the site was sold to a developer who then commissioned us to design three Torrens title apartment houses for the site. Each apartment house has two internally accessed underground car-spaces, separate living and dining rooms, three double bedrooms with bathrooms and a rooftop lap-pool. The massing of the building gives the impression of a two storey building to the Margaret Street elevation, with a third storey setback several metres accommodating a third bedroom, bathroom and lap-pool. The current design, also 100% over the GFA allowable within the LEP has been approved by Leichhardt Council.
Again, the quality of the design and its thoroughness in dealing with Councils "performance requirements", particularly in relation to ESD principles, was cited as the deciding factor in Council's decision making. The density of the development and the complexity of Leichhardt Council's LEP and DCP requirements necessitated a large team of secondary consultants. Detailed documentation is now complete. Construction commenced March 2007.
